The Beach Houses - 2019 1st Quarter Report

Including: The Beaches, East End-Danforth and Woodbine Corridor

Only three listings were sold in the area in the first two weeks of January. One was a two-storey detached house in The Beaches, close to Queen, sold in just 2 days with a bully offer for $151,000 over the asking price. The other two - a detached in the Beaches and a semi-detached in East End Danforth - have been listed in December and both sold for 98% of the listing price. In the first three months of the year 78 houses were reported sold in the area.

The average ratio of sold to list price for the freehold properties was 109%. The lowest percentage of the listing price, 92%, was paid for a attractively renovated but small bungalow on a busy corner in the Beaches. The highest, 141%, was paid for a nicely updated 2-storey semi-detached with two car parking off a back lane, in Woodbine Corridor. It was listed with an asking price of $688,000, and sold for $969,000 on the day set for reviewing offers.

The lowest price, $680,000, was paid for a 2 bedroom detached house with private drive in Upper Beaches, close to Woodbine. The highes price, $3,175,000, was paid for a beautifully renovated and decorated 6 bedroom center hall residence on a large lot. Listed in a high price range for the area it took 1.5 months to sell, and eventually received 94% of the asking price. The most money over the asking price, $382,000, was paid for a fairly recently built 2-storey detached home with a private drive and a garage, located in the east part of the Beaches.

The Beaches

Average selling price in The Beach was $1,415,043. Average ratio of sold to list price was 107%. Average time required to sell a house was 12 days. One house was sold on the day it was listed, by the listing agent; two were sold in one day (one of them, a wide semi in a central part of the Beaches, received two bully offers); and another 17 between two and seven days. The longest time required to market a listing was 38 days, for a renovated two unit house on Woodbine.

Five houses sold over two million, and only eight sold below one million. Three listings were sold with bully offers.

Woodbine Corridor

Average selling price in Woodbine Corridor was $1,075,843, with an average ratio of selling to listing price of 115%, and the listings sold, on average, in 11 days. One house sold in one day, and only eight took longer than a week. The longest time on the market was 55 days, for a 5 years old modern townhouse in West Beaches.

Eleven houses sold over one million, with the highest price $1,675,000, for a contemporary house cantilevered over a ravine, built in 2013. The lowest price, $756,000, was paid for a detached house requiring renovation, located at Woodbine and Gerrard. Only one listing sold with a bully offer.

East End - Danforth

Average selling price in East End - Danforth was $1,013,100. The average percentage of listing price was 107%, and the average time required to sell a listing was 10 days. Six houses sold on less than a week, with the shortest time 5 days; and only five required more than two weeks. The longest time needed to sell a listing was 93 days, for a 3 bedroom semi on Woodbine, which sold, nevertheless, for 109% of the asking price.

The lowest price, $755,000, was paid for a 2 bedroom semi without parking in Upper Beach. The highest, $1,325,000, was received for a rebuilt 3 bedroom detached house with a carport at Victoria Park and Gerard. Eight listings sold with bully offers.

Detached Houses

Semi-detached Houses

Semi-detached Beach houses vary in style and size. While some are small, particularly on several streets close to Woodbine or on Victoria Park in the east, some are just as large as a spacious detached home. The Beaches Toronto   2019     2018   Difference
