The Beach Houses - 2019 2nd Quarter Report

Including: The Beaches, East End-Danforth and Woodbine Corridor

195 single family homes were sold in the area in the the second quarter of 2019. The average price was $1,222,189; average ratio of sold to list price was 108%; average time required to sell a house was 11 days.

The lowest percentage of the listing price, 85%, was paid for a detached house on a 20 by 124 feet lot, being sold for land value. It was listed at the beginning of April with an asking price of $999,000, and sold after nearly 3 weeks for $850,000. The highest, 151%, was paid for a classic 2.5-storey detached house with mutual drive and single parking space, in Upper Beaches. It was listed with an asking price of $999,900, and sold for $1,506,000 on the day set for reviewing offers.

Two houses were sold on the day the listing was signed (no offer dates were advertised for these two); six took just one day to sell; eight sold in two days; 104 were sold within the first week of market exposure.

Only 18 listings received preemptive (bully) offers. The proportion of listings, however, which set a date for reviewing offers was relatively small. 121 listings sold above the asking price, and the proportion of sale to list price ranged from 101% to 151%. Just over 10% of listings received 125% or more of the listing price. The largest amount of money, $506,100 paid above the asking price, was received for a lovely 2.5-storey detached house in Upper Beaches.

The lowest price, $481,000, was paid for a tiny 1 bedroom semi-detached house without parking on a busy street. The highest price, $4,250,000, was paid for a large, elegant, 7000 sq.ft. new residence with an elevator, wine cellar, theatre room and a gym in central Beaches. Listed in a high price range for the area it took 3 weeks to sell, and eventually received 94% of the asking price.

The Beaches

Average selling price in The Beach was $1,577,340. Average ratio of sold to list price was 105%. Average time required to sell a house was 13 days. Two houses were sold on the day the listing was signed; four were sold in one day (only one of them had a date set up for offers and received a bully offer); and another 36 between two and seven days. The longest time required to market a listing was 59 days, for a nice 2-storey detached house being sold as an estate sale. It was originally listed at $3,200,000 at the beginning of April, the price was reduced to just below 3 million on May 8th, and it eventually sold for $2,800,000.

18 houses sold over two million, and only 16 sold below one million.

Woodbine Corridor

Average selling price in Woodbine Corridor was $1,015,238, with an average ratio of selling to listing price of 114%, and the listings sold, on average, in 8 days. three houses sold in 2 days, and 16 took longer than a week. The longest time on the market was 37 days, for a 2-storey semi at Dundas and Coxwell. Originally listed with an asking price of $948,000 on 24th of April it had an offer review date set up for May 1st. It did not sell, and the price was increased on May 3rd to $1,098,000. On May 24th the price was reduced to $799,000, and it was sold on May 31st for $1,050,000.

23 houses sold over one million, with the highest price $1,571,000, for a pleasant 2-storey detached house in Upper Beaches with a deep garden abd front yars parking. The lowest price, $481,000, was paid for a tiny 1 bedroom semi-detached house without parking on a busy street.

East End - Danforth

Average selling price in East End - Danforth was $1,043,412. The average percentage of listing price was 108%, and the average time required to sell a listing was 10 days. Twenty nine houses sold within one a week, with two sales in only 1 day and another two in 2 days; and only ten required two weeks or more. The longest time needed to sell a listing was 50 days, for a 2 bedroom detached house at Danforth and Main.

The lowest price, $650,000, was paid for a 2 bedroom single level semi with 1 parking spot in Upper Beach. The highest, $1,633,000, was received for an elegant 4 bedroom detached house with a two car garage at Main and Gerard.

Semi-detached Houses

Semi-detached Beach houses vary in style and size. While some are small, particularly on several streets close to Woodbine or on Victoria Park in the east, some are just as large as a spacious detached home. The Beaches Toronto   2019     2018   Difference
