The Beach Houses - 2016 3rd Quarter Report

Including: The Beaches, East End-Danforth and Woodbine Corridor

Compared with the second quarter of the year, sales of detached, semi-detached and attached houses were lower by nearly a half in the third quarter, with only 135 sales. 29 listings were sold below the asking price and 15 received full list price. The remaining 91 sold above asking, between 101% and 147%.

The lowest price, $440,000, was paid for a 1 bedroom bungalow with parking in need of renovation, located in the East End - Danforth area. The highest, $4,517,500, was received for a delightful 5-bedroom century house with a pool, steps from the lake.

The busiest streets were: Kingston Road, with 5 sales; Fallingbrook, Roseheath and Scarborough with 4 sold houses each, and Belleville, Bellhaven, Coxwell, Haslett, Kenilworth, Lee and Silver Birch with 3 houses sold each.

Sales of detached houses increased by 14% on a year-over-year basis, but the average sale price dropped by 2.1%. Sales of semi-detached homes dropped by 6.4%, but their average price increased by 16.7%. Average price of attached homes (townhouses) dropped by 12.3% with the number of sales lower by 7.7%.

Seven of the listings were sold on the day the listing was posted, eight on the following day, and nine sold after two days of MLS exposure. Out of these 24 listings only one was sold below asking and two received full price. 21 sold between 101% and 138% of asking.
