The Beach Houses - 2019 Fourth Quarter Report

Including: The Beaches, East End-Danforth and Woodbine Corridor

Beach houses are interesting in character and provide pleasant views over green trees and sloping terrain.In the the fourth quarter of 2019 95 single family houses were sold in the Beaches. The average price was $1,382,248 - a 10.6% increase from the third quarter; average ratio of sold to list price was again 106% (same as in the third quarter); average time required to sell a house was twelve days.

The lowest percentage of the listing price, 89%, was paid for a semi-detached house on an irregular lot with a narrow frontage, in Upper Beach. It was listed towards the end of October with an asking price of $1,299,000, and sold after 41 days for $1,150,000. The highest, 136%, was paid for a spacious bungalow with a mutual drive and single garage, in Central Beach, being sold "as is". It was listed mid-November with an asking price of $999,000, and sold for $1,358,000 on the day set for reviewing offers.

One house was sold on the day the listing was signed (with no offer date set); three took just one day to sell; six sold in two days; 46 were sold within the first week of market exposure.

Only seven listings received preemptive (bully) offers. The proportion of listings, however, which set a date for reviewing offers was relatively small. 51 listings sold above the asking price, and the proportion of sale to list price ranged from 101% to 136%. 12.6% of listings received 120% or more of the listing price. The largest amount of money, $331,000 paid above the asking price, was received for a 2.5-storey, 5 bedroom detached house in Upper Beaches, listed for $1,199,000 and sold in 5 days for $1,530,000.

The lowest price, $620,000, was paid for a 2 bedroom detached house without parking near Woodbine and Gerrard. The highest price, $4,115,000, was paid for a large contemporary residence on a lovely street near Glen Stewart Ravine. Listed in early September, it took nearly a month to sell, and eventually received 94% of the asking price.

The Beaches

Average selling price in The Beach for the 52 single family houses sold in the third quarter was $1,649,085. That was nearly $175,000 more than in the third quarter. Average ratio of sold to list price was 105%, again slightly higher. Average time required to sell a house was 15 days (two days less). One house was sold on the day the listing was signed; three were sold in two days (two of them had dates set up for offers and received bully offers); and another twenty between three and seven days. The longest time required to market a listing was 46 days, for an 11-year old, 3-storey townhouse, in a lovely location near the boardwalk. It was listed for $1,999,000 at the end of September, and it eventually sold, after nearly one and a half months of marketing, for $1,965,000.

Twenty houses sold below the asking price, eight received full price, and remaining twenty four sold between 101% and 136% of the list price.

Nine houses sold over two million, and only four sold below one million.

Woodbine Corridor

Average selling price for the 13 houses sold in Woodbine Corridor was $1,062,923 (nearly $6,000 more than in the previous quarter), with an average ratio of selling to listing price of 110% (same as in third quarter), and the listings sold, on average, in 9 days (4 days shorter marketing time). Two houses were sold in one day, and five took longer than a week. The longest time on the market was 41 days, for a semi-detached house on an irregular lot with a narrow frontage, in Upper Beach. Listed with an asking price of $1,299,000 at the end of October, it sold eventually on December 8th for $1,150,000.

Only four houses sold over one million, with the highest price $1,150,000. The lowest price, $802,000, was paid for a 3 bedroom semi-detached house in need of renovation.

East End - Danforth

Average selling price for the 30 houses sold in East End - Danforth was $1,054,161 (nearly $8,000 less than in the third quarter). The average percentage of listing price was again 107%, and the average time required to sell a listing was 10 days. Fourteen houses sold within one a week, one in only 1 day, another one in 2 days; and only seven required two weeks or more. The longest time needed to sell a listing was 43 days, for a 3 bedroom semi-detached house at Danforth and Woodbine. It was listed in early October, with an asking price $899,900, and did not have a lawn sign. That undoubtedly added to the time required for marketing. It was sold after nearly a month and a half for $868,000, or 96% of the asking price.

The lowest price, $620,000, was paid for a 2 bedroom detached house without parking near Woodbine and Gerrard. The highest, $1,530,000, was received for a handsome 2.5-storey detached house on a corner lot at Gerrard and Main.

Detached Houses

Semi-detached Houses

Semi-detached Beach houses vary in style and size. While some are small, particularly on several streets close to Woodbine or on Victoria Park in the east, some are just as large as a spacious detached home. The Beaches Toronto   2019     2018   Difference
