High Park, Swansea and Roncesvalles Houses - 2019 2nd Quarter Report W01

High Park, Swansea and Roncesvalles

49 detached, 32 semi-detached and eight attached houses (single or two-family) were sold in the second quarter of 2019 in High Park, Swansea and Roncesvalles Village. That was 12 more than in the same period of 2018, while 30 more new listing became available. Average price of detached homes fell by 1.8 percent, despite the fact that this year the highest sale was recorded at $4,175,000, while the highest sale price in the same period of last year was $3,000,000.

The highest price, 4,175,000, was paid for an elegant, renovated house near Parkside Drive and Bloor. Sitting on an extra large lot, it featured 5 bedrooms, 5 gas fireplaces, laundry on every level, leaded glass windows, coffered ceilings, and a sky lit third floor master suite. It also had a renovated coach house which could be used as a guest house or rented out. The lowest, $610,000, was paid for a row house in Roncesvalles Village being sold "as is" and requiring renovation.

The lowest percentage of the listing price, 87%, was paid for the above mentioned Roncesvalles townhouse, which too full three weeks of marketing to sell. The highest, an incredible 195%, was paid for an older 2-storey detached house in Swansea. It was an estate sale, in need of renovation and marketed as "an empty canvas", it was listed in mid-April for $799,000, and sold on the day set up for offers for $1,555,000.

12 listings were sold with bully offers. 47 houses were sold within once week of listing, and the longest time required for marketing was 82 days.

Only 11 houses sold under one million, and only two of these were detached. 60 listings sold for one million or more, but under two million. 17 houses received two million or more, but less than three million. There were no sales between three and four million, and one property sold over four million.
