High Park, Swansea and Roncesvalles Houses - 2019 3rd Quarter Report W01

Including freehold homes: detached, semi-detached and attached (row houses)

High Park and Swansea

Four semi-detached and sixteen detached houses (single or two-family) were sold in the third quarter of 2019 in High Park and Swansea. That was eight fewer than in the same period of 2018, while four fewer new listing became available. Average price of detached homes fell by 1.5 percent, but that was due to the fact that four residences sold in the third quarter of 2018 above 2.5 million (three of them above 3 million), while this year only two were sold above 2.5 million, and only one above three million.

The highest price, $3,175,000, was paid for a centre hall Georgian residence in the west part of Swansea. The lowest, $640,000, was paid for a wide two-storey semi without parking in south Swansea.

The lowest percentage of the listing price, 83%, was paid for a detached bungalow with a garage, being sold as a "renvator's dream" in Swansea. That house was originally listed for $1,298,000, reduced to $1,199,000 after 27 days. The listing expired on September 25th, but the house sold one day later for $1,000,000. The highest, 150%, was paid for a pretty 2.5-storey detached house with a double garage accessed by a back lane in High Park. It was listed for $1,299,000, and sold on the day set for reviewing offers for $1,950,000.

No listings were sold with bully offers. Seven houses were sold within one week of listing, and the longest time required for marketing was 86 days.

Roncesvalles Village

Two attached, six detached and fifteen semi-detached houses were sold in the third quarter of 2019 in Roncesvalles Village. That is eleven sales more than in 2018.

Six listings sold below asking price, and remaining seventeen sold betwee 101% and 132% of list price. The lowest, 92%, was paid for a detached 2-storey house on Lansdowne, with only street parking, and requiring renovation; the highest, 132%, was received for a two unit house without parking at O'hara and Queen. That house was listed with an asking price of $899,000, and sold with a bully offer in 4 days for $1,187,000.

Five houses sold below one million. The lowest selling price was $735,000, and the highest was $1,700,000.

Eleven listings sold within one week, and three took more than a month.

Two houses were sold with bully offers.
