High Park and Swansea

High Park south of Bloor has some large old mansions with beautiful features, wood trim, stained glass, many of these in Tudor or Edwardian styleThree semi-detached and twenty three detached houses (single or two-family) were sold in the fourth quarter of 2019 in High Park and Swansea. That was four fewer than in the same period of 2018, while five fewer new listing became available. Average price of detached homes increased by 8.6 percent, and of semi-detached by nearly 15%. Ten residences sold above 2 million (three of them above 3 million), and none sold below one million.

The highest price, $3,850,000, was paid for a stately centre hall residence on a lovely, wide street in High Park. That house was originally listed well above four million, and took nearly a month to sell for 90% of the asking price (the lowest in the fourth quarter). The lowest, $1,090,000, was paid for a small detached house in south Swansea, being sold "as is".

The highest percentage of the listing price, 129%, was paid for a wide 2 storey semi-detached house with a double garage accessed by private drive in High Park. It was listed for $1,198,000, and sold on the day set for reviewing offers for $1,550,000.

Two listings were sold with bully offers. Nine houses were sold within one week of listing, and the longest time required for marketing was 133 days.

Roncesvalles Village

Three attached, six detached and eleven semi-detached houses were sold in the fourth quarter of 2019 in Roncesvalles Village. That is two sales fewer than in the same period of 2018.

Six listings sold below asking price, two for full price, and remaining twelve sold betwee 106% and 135% of list price. The lowest, 94%, was paid for a 2-storey townhouse with a private drive and one parking space on a small street near Dundas and Bloor; the highest, 135%, was received for a 2-storey semi with a garage off a back lane, being sold as an estate sale. That house was listed with an asking price of $999,900, and sold for $1,353,000.

Two houses sold below one million. The lowest selling price was $710,000, and the highest was $1,911,000.

Nine listings sold within one week, and two took more than a month.

Three houses were sold with bully offers.
