North Toronto Houses - 2019 2nd Quarter Report

Freehold houses

North Toronto houses range from quite old to just built, and from luxurious residences to modest family homes.204 freehold houses were sold in the second quarter in North Toronto, at an average price of $2,177,299. That was an small increase of 2.8%. 183 of these houses were detached, and 21 semi-detached. The details for the sales are in the tables below.

Average prices of detached homes went up by 1.5%, and the average price for semi-detached houses increased by 15.7%.

Detached houses were selling, on average, below asking price. Thirty six, just under 20%, sold above asking, ranging from 101% to 155%, while 134 sold below the list price and 13 sold for full price. Only three semi-detached houses sold below asking, two for full price, and sixteen above. Three townhouses sold in this period received 99%, 103% and 110% of the asking prices.

The highest percentage above asking, 155%, was paid for an original 2-storey 3 bedroom detached house at Yonge and Lawrence. It was listed with an asking price of $999,888, and sold for $1,552,000. That is $552,112 over asking. That was the highest amount of money paid above asking in the area in the second quarter.

The lowest percentage of the listing price, 85% (or $295,000 below asking price), was paid for a 1942 1.5-storey detached house on a corner lot in Cricket Club listed in mid-April for $1,995,000. It took 45 days to sell.

73 listings of detached houses (40%) were sold within the first week of market exposure. 37 (or half) of the detached listings sold in the first week did not receive full price. Four detached houses were sold on the day listings were signed, five took only one day to sell, and the longest time, 231 days, was needed for a bungalow at Bathurst and Lawrence, in need of renovation, listed for $900,001 in late September 2018.

14 listings of semi-detached houses (66.7%) were sold within the first week of market exposure. Only two of these sold under the asking price. One semi sold on the day the listing was signed, getting 99% of the list price. The longest time required to sell a semi-detached house was 13 days, in Yonge and Lawrence area. No offer date was set, and the house sold eventually for 110% of the list price.

Bedford Park

63 detached houses and two semi-detached were reported sold in the second quarter of 2019. The average price of detached residences was $2,324,638. The two semi-detached were sold for an average of $1,245,500. The average time required to sell was 22 days, ranging from 0 to 144. Four houses were sold on the day they were listed, one below the asking price, two for full price, and one for 136% of the list price. The lowest price was $1,100,000, paid for a 3 bedroom bungalow near Avenue Road and Wilson. The highest, $4,125,000, was paid for a 3 year old, custom built home in Cricket Club. That listing took just over three weeks to sell, and sold for 96% of the original listing price. Only one listing was sold with a 'bully'offer, but majority of listings did not specify offer review dates.

Engelmount

Sixteen detached homes and two townhouses were sold in Engelmount in the second quarter of 2019. The average selling price for detached houses was $1,651,989, and for townhouses $796,400. 72.2% of listings sold below asking. The lowest percentage, 86%, was paid for an early 50s 2-storey house, in need of renovation, on a 50 by 137 feet lot at Bathurst and Glencairn. It was listed for $1,699,000, reduced after one month to $1,578,888, and sold after two months for $1,350,000 ($349,000 below the original list price). The highest, 117%, was paid for a renovated 2 bedroom bungalow with a basement apartment at Bathurst and Lawrence, listed with an asking price of just under one million, and sold in 13 days for $1,150,000.

Forest Hill North

Fourteen detached homes were sold in the area, at an average price of $2,104,335. Only two sold above asking, two received full asking price, remaining ten sold below, with the lowest percentage of 92%. Eight listings sold within one week of marketing, the remaining six took between 9 and 19 days.

The lowest price, $1,190,000, was paid for a 3 bedroom house on a corner lot near Eglinton and Allen, which sold in 6 days for 99% of the list price. The highest price, $3,080,000, was received for a spacious 2-storey residence on a 56.5 feet wide south facing corner lot. That house took 16 days to sell, with no date set for receiving offers, and sold for 94% of the list price.

Lawrence Park North

63 listings were reported sold in the second quarter: 47 detached and 16 semi-detached. The sale of one of the detached houses eventually fell through, and was reported as such in mid-July. Average sale price for the remaining 62 houses was $1,904,166.

The lowest price, $951,000, was paid for a 3 bedroom semi near Yonge and Lawrence, needing extensive updating. The highest, $3,847,000, was received for a newly built 4 bedroom residence near Yonge and Lawrence.

One house sold on the day it was listed, 35 listings were sold within one week. The longest time required for marketing was 109 days, and that house also received the lowest percentage of the listing price: 90%. Three listings sold with bully offers, but majority of listings did not set up dates for offers review.

29 listings sold below the asking price, two received full price, and remaining 31 received between 101% and 155% of the list price. The lowest percentage, 90% of the listing price, was paid for a modern, custom built two storey detached house listed in early January and eventually sold after 109 days for $2,475,000. The highest, 155%, for an original 3-bedroom semi at Yonge and Lawrence, listed just under a million, and sold in 9 days, two days after the date set up for reviewing offers, for $1,552,000 - $552,112 over asking.

Lawrence Park South

48 listings sold in the second quarter of 2019: 44 detached homes, three semis and one townhouse, for an average price of $2,567,680. three were sold in two days, one in three, five in four, three in five and four in six days. Remaining 32 took from 7 to 69 days. The listing that took the longest time to sell was a traditional 4 bedroom house in Lytton Park. The house sat on an extra deep lot, but needed updates. Listed in early March with an asking price of $1,850,000, it sold after 69 days for 92% of that price. The lowest percentage of the list price, 88%, was paid for a Lytton Park residence, dated, but sitting on an extra wide lot, backing onto a ravine. The highest, 110%, was received for a wide 3 bedroom semi on a 28 by 174 feet lot, at Yonge and Lawrence. It was listed for $1,499,900 and sold for $1,650,070.
