Freehold houses

North Toronto detached house140 freehold houses were sold in the third quarter in North Toronto, at an average price of $2,183,064. That was an small increase of 0.3% from the second quarter. 133 of these houses were detached, 3 semi-detached and 4 townhouses. The details for the sales are in the tables below.

On the year-over-year basis the average prices of detached homes dropped by 4.4%, and the average price for semi-detached houses increased by 10.5%. No sales of townhouses were recorded in the third quarter of 2018.

Detached houses were selling, on average, below asking price. Only twenty four (18%) sold above asking, ranging from 101% to 144%, while 100 sold below the list price and 9 sold for full price. Two of the three semi-detached houses sold below asking, at 95% and 99%, and one received full price. Four townhouses sold in this period received 94%, 98%, 99% and 105% of the asking prices.

The highest percentage above asking, 144%, was paid for an original bungalow on a corner lot at Baturst and Lawrence, being sold as land value only. It was listed with an asking price of $1,099,000, and sold for $1,580,000, or $481,000 over asking. That was the highest amount of money paid above asking in the area in the third quarter.

The lowest percentage of the listing price, 87% (or $166,000 below asking price), was paid for a 1950 bungalow at Bathurst just south of 401, listed in mid-July for $1,250,000. It took 27 days to sell.

40 listings of detached houses (30%) were sold within the first week of market exposure. 17 (or nearly half) of the detached listings sold in the first week did not receive full price, 17 sold above the asking price, and remaining six sold for full price. Three detached houses were sold on the day listings were signed, five took only two days to sell, and the longest time, 151 days, was needed for a renovated Cricket Club Cape Cod house, on a wide lot, listed for $2,999,000 in early March. The price was lowered to $2,895,000 after 3 months, and again to $2,799,000 in early July. It still took two more months of marketing to sell.

Only 3 semi-detached houses were sold in the third quarter in North Toronto, and only one of these sold within the first week of market exposure. Two of sold under the asking price, one received full price. The longest time required to sell a semi-detached house was 39 days, in Yonge and Lawrence area.

Out of the 40 properties sold within one week of market exposure, only 13 had a date set up for offer review, and only one was sold with a bully offer.
