Freehold houses

117 freehold houses were sold in the fourt quarter in North Toronto, at an average price of $2,161,388. That was an small drop of 1.0% from the third quarter. 103 of these houses were detached and 14 semi-detached. No sales of townhouses were reported for this period, and there were only two new townhouses listed for sale in the last quarter of 2019. The details for the sales are in the tables below.

On the year-over-year basis the average prices of detached homes increased by 7.3%, and the average price for semi-detached houses increased by 5.4%. No sales of townhouses were recorded in the third quarter of 2018 either.

Detached houses were selling, on average, below asking price. Only sixteen (15.5%) sold above asking, ranging from 101% to 136%, while 77 sold below the list price and 10 sold for full price. Half of the fourteen semi-detached houses sold above asking, between 102% and 118%, three received full price, and four sold below asking.

The highest percentage above asking, 136%, was paid for an original bungalow at Avenue Road and Lawrence, being sold "as is, where is". It was listed with an asking price of $1,250,000, and sold for $1,700,000, or $450,000 over asking in 3 days. That was the highest amount of money paid above asking in the area in the period.

The lowest percentage of the listing price, 89% (or $280,000 below asking price), was paid for an 11 year old three storey detached house at Eglinton and Avenue Road, listed in early November for $2,580,000. It took 42 days to sell.

29 listings of detached houses (28.2%) were sold within the first week of market exposure. 14 (or nearly half) of the detached listings sold in the first week did not receive full price, nine sold above the asking price, and remaining six sold for full price. Two detached houses were sold on the day listings were signed, two took only one day to sell, six sold in two days, and the longest time, 119 days, was needed for a contemporary style five years old house close to Avenue Road half way between Lawrence and 401, listed for $2,599,000 in late June. The price was lowered to $2,399,000 in early July. It still took over three months of marketing to sell.

Only 14 semi-detached houses were sold in the third quarter in North Toronto, and nine of these sold within the first week of market exposure. Four sold under the asking price, three received full price, and remaining seven sold above asking. The longest time required to sell a semi-detached house was 68 days, in Yonge and Lawrence area.

Out of the 38 properties (detached and semi-detached) sold within one week of market exposure, six were sold with a bully offer.

Sixteen listings sold within three days of marketing. Out of these, only four received more than the asking price, five sold for full price, and remaining six sold below asking. Two residences sold on the day listing was signed did not specify offer dates, and neither of these sold over asking.
