Riverdale Houses - 2019 1st Quarter Report E01

Including: North Riverdale, South Riverdale, Blake-Jones and Greenwood-Coxwell

Compared to the first quarter of 2018 the number of new listings increased in Riverdale, although the increase was only in the semi-detached and attached segment (17 more listings), while there were fewer new listings of detached houses (by seven). There were 9 fewer sales (sales of detached houses went down by half, while sales of semis and townhouses were slightly up). The average price increased moderately, by 5.1%, with the prices of detached and semi-detached houses increaseing just under 10%, but prices of sattached houses having dropped by 7%.

Average ratio of selling to asking price went up in all three segments, with the majority of increase for the attached houses. The inventories are still lower than the demand, and there is a tendency among agents and owners to list lower than the market would dictate, thus creating conditions for competing offers.

Details of house sales, average prices and inventory numbers are shown in the tables below.

Out of 87 houses sold in the first three months of the year 10 (or 11.5%) sold under asking, four (4.6%) received full price, and 73 (83.9%) sold over asking. In comparison, in the last quarter of 2018, 26 out of 132 houses (or 19.7%) sold under asking; seven (5.3%) sold at full price; and 99 (75.0%) above list price, ranging from 101% to 149%.

The highest percentage of list price, 143%, was paid for a semi-detached house with three units on a good size lot with lane parking but on a busy street. It was listed with an asking price of $629,000 and sold on the day set up for offers review for $902,000 - $273,000 more than the list price. The largest amount of money, $454,500, paid over asking was received for a 3-storey semi-detached house with a private drive in prime Riverdale. It was listed in the second half of March asking $1,199,000 and sold in 7 days for $1,653,500. Only one house sold over 2 million - a renovated three storey detached residence with only street parking in prime Riverdale, listed for $1,899,000, sold on the day set for offers review for $2,180,500 - 115% of the listing price.

The lowest percentage, 93%, was paid for a 2.5-storey semi-detached house in Leslieville, with a garage accessed by a back lane. It was listed on December 29th asking $1,229,000 - not a typical time for new listings - and took 12 days to sell for $1,145,000.

One house sold on the day the listing contract was signed, surprisingly, for only 95% of the asking price; six houses took only one day to sell, and they all sold between 113% and 142% of list price. 53 houses sold under one week from listing.

The longest time - 44 days - was needed for a semi-detached 3-bedroom house without parking and with unfinished basement, sold as estate sale in South Riverdale. It was listed for $968,000, and eventually sold for $915,000.

Twenty one listings were sold with bully offers. In most instances registration of a bully offer triggers more offers coming to the table. Listing agent is required to inform all agents who have shown the property that a pre-emptive offer will be presented.

15 detached houses sold at an average price of $1,271,977, ranging from $700,000 for a two bedroom bungalow without parking, to $2,180,500 for a renovated three storey detached residence with only street parking in prime Riverdale.

Only one detached house sold below asking, at 99%. One sold for full listing price, and for the remaining 13 listings the ratio of sold to list price ranged from 106% to 136%.

62 semi-detached houses sold at an average price of $1,089,549, ranging from $725,000 for a 1-bedroom 'renovator's dream' on a 16 by 100 feet lot with back lane parking in Danforth-Jones area, being sold under power of sale, to $1,800,000 received for two listings: a wide, 3-storey, charmingly renovated home in North Riverdale; and a brand new semi at Broadview and Queen.

Eight semi-detached homes sold under asking, with the lowest ratio of sold to list price of 93%. Two were sold for a full asking price, and the remaining 52 sold between 105% and 143% of the listing price.

Ten townhouses sold at an average price of $1,055,000, ranging from $740,000 for a 3-bedroom row house without parking; to $1,270,000 for a 3-storey freehold townhouse built in 2010, with lane garage access in Leslieville.

One townhouse sold below the listing price, at 96%. One sold for full price, and for the remaining eight that ratio ranged from 101% to 138%.
