Riverdale Houses - 2019 2nd Quarter Report E01

Including: North Riverdale, South Riverdale, Blake-Jones and Greenwood-Coxwell

Compared to the second quarter of 2018 the number freehold sales increased by 18.6%, new listings increased by 15.6% (although the number of new semi-detached listings was lower by three, and the largest increase in the new listings was for detached houses). The average price increased by 9.8%, with the largest price increase (17.7%) for detached houses, semi-detached houses increaseing by 7.8%, and attached by 11.3%.

Average ratio of selling to asking price went up slightly for detached houses, but dropped for semi-detached and attached. On average, however, all three types sold well above the asking price. Despite the increase in new listings inventories are still lower than the demand, and there is a tendency among agents and owners to list lower than the market would dictate, thus creating conditions for competing offers.

Three houses sold on the day they were listed for sale, six required only one day, and 121 (or 65%) listings sold within the first week of market exposure. 24 houses sold with preemptive offers (as compared to 21 in the first quarter), but also fewer listings set up offer dates.

Details of house sales, average prices and inventory numbers are shown in the tables below.

Out of 186 houses sold in the second quarter of the year 37 (or 19.9%) sold under asking, 12 (6.4%) received full price, and 137 (73.7%) sold over asking, ranging from 102% to 150%. In comparison, in the first quarter, 10 out of 87 houses (or 11.5%) sold under asking; four (4.6%) sold at full price; and 73 (83.9%) above list price.

The highest percentage of list price, 150%, was paid for two properties, both semi-detached: a wide two storey with a two car parking in need of renovation in prime Riverdale, listed for $899,000 and sold in mid-April for $1,350,000; and a 2.5-storey, wide Victorian in Leslieville with 2 car parking off a back lane. It was listed with an asking price of $1,089,900 and sold one day before the date set up for offers review for $1,640,000 - $550,100 more than the list price. That was also the largest amount of money paid over asking. Only one house sold over 3 million - a custom built loft style detached residence with one car parking in prime Riverdale, listed for $3,499,000 and sold for $3,450,000 after 99 days on the market. Six houses sold above 2 milllion but below 3 million, three detached and three semi-detached.

The lowest percentage, 92%, was paid for a renovated 2-storey semi-detached house in Leslieville, with a mutual drive and one parking space. It was listed in the first half of April asking $1,100,000 and took 17 days to sell for $1,010,000.

The longest time - 155 days - was needed for a narrow detached 5 bedroom house with a double garage, private drive, additional parking for two more cars, and with unfinished basement. It had a wide lot, was located in South Riverdale, and suitable for a renovator or builder. It was listed for $1,690,000 in early November of 2018, and eventually sold for $1,650,000 on April 10.

43 detached houses sold at an average price of $1,416,316, ranging from $578,000 for a 2-storey, narrow, two bedroom house with one car parking, to $3,499,000 for a loft style residence described above.

16 detached house sold below asking, with the lowest ratio of 95%. One sold for full listing price, and for the remaining 26 listings the ratio of sold to list price ranged from 102% to 145%.

111 semi-detached houses sold at an average price of $1,171,043, ranging from $700,000 for a three bedroom 'renovator's dream' without parking and on a fairly busy street; to $2,375,000 for an extra wide, 2.5-storey, nicely renovated home in North Riverdale.

13 semi-detached homes sold under asking, with the lowest ratio of sold to list price of 92%. 11 were sold for a full asking price, and the remaining 87 sold between 103% and 150% of the listing price.

32 townhouses sold at an average price of $1,103,691, ranging from $720,000 for a 'gem in the rough' row house without parking in South Riverdale; to $1,575,000 for a 3-storey beautifully renovated row house with 2 car parking off a back lane at Queen and Carlaw.

8 townhouses sold below the listing price, with the lowest ratio of 96%. None sold for full price, and for the remaining 24 that ratio ranged from 103% to 145%.
