Riverdale Houses - 2019 third Quarter Report E01

Including: North Riverdale, South Riverdale, Blake-Jones and Greenwood-Coxwell

Compared to the third quarter of 2018 the number freehold sales increased by 8.8%, new listings increased by 8.5% (although the number of new semi-detached listings was lower by sixteen, and the largest increase in the new listings - 35 - was for detached houses). The average price increased by 8.6%, with the largest price increase (11.5%) for detached houses, semi-detached houses increaseing by only 3.1%, and attached by 8.3%.

Average ratio of selling to asking price went up for detached and semi-detached houses, but dropped for attached. On average, however, all three types sold well above the asking price. Despite the increase in new listings inventories are still lower than the demand, and there is a tendency among agents and owners to list lower than the market would dictate, thus creating conditions for competing offers.

The average selling price was $1,177,862, with the price range from $499,900 to $2,571,000. The lowest price was paid for a tiny, one bedroom semi-detached bungalow without parking at Danforth and Coxwell; the highest was received for a 5 bedroom three-storey detached house in prime Riverdale, with private drive (a rare feature for the location) and parking space for three cars. The property come with a coach house.

One house sold on the day it was listed for sale, six required only one day, and 70 (or 56.4%) listings sold within the first week of market exposure. 14 houses sold with preemptive offers (as compared to 24 in the second quarter).

Details of house sales, average prices and inventory numbers are shown in the tables below.

Out of 124 houses sold in the third quarter of the year 26 (or 21.0%) sold under asking, 8 (6.4%) received full price, and 90 (72.6%) sold over asking, ranging from 101% to 141%. In comparison, in the second quarter, 37 out of 186 houses (or 19.9%) sold under asking; four (0.5%) sold at full price; and 137 (73.6%) above list price.

The highest percentage of list price, 141%, was paid for two properties, both semi-detached and both in prime Riverdale: a wide two storey without parking in need of renovation, listed for $749,900 and sold for $1,058,000; and a renovated, wide semi with 2 car garage off a back lane. It was listed with an asking price of $1,099,000 and sold on thr day set up for offers review for $1,551,000 - $452,000 more than the list price. That was also the largest amount of money paid over asking. Only three houses sold over 2 million; all three detached, in North Riverdale.

The lowest percentage, 89%, was paid for a 2-storey semi-detached house without parking in Leslieville. It was listed in the early July asking $1,099,888 and sold in 8 days for $975,000.

The longest time - 61 days - was needed for a semi-detached house with a mutual drive and one parking space. It was listed for $839,000 at the end of April, and eventually sold for $930,000 on June 30th, surprisingly for 111% of the asking price.

40 detached houses sold at an average price of $1,370,607, ranging from $570,000 for a one bedroom bungalow without parking at Coxwell and Gerrard, to $2,571,000 for a 5 bedroom three-storey detached house in prime Riverdale, with private drive.

13 detached house sold below asking, with the lowest ratio of 90%. Three sold for full listing price, and for the remaining 24 listings the ratio of sold to list price ranged from 108% to 140%.

71 semi-detached houses sold at an average price of $1,062,059, ranging from $499,900 for a tiny, one bedroom semi-detached bungalow without parking at Danforth and Coxwell; to $1,675,000 for a three-storey semi with a two car garage, recently renovated, and located at Danforth and Logan.

Nine semi-detached homes sold under asking, with the lowest ratio of sold to list price of 89%. Five were sold for a full asking price, and the remaining 57 sold between 101% and 141% of the listing price.

13 townhouses sold at an average price of $1,087,831, ranging from $800,000 for a 2 bedroom narrow house without parking at Greenwood and Gerrard; to $1,670,000 for a 3-storey beautiful row house with a one car garage off a back lane at Queen and Broadview.

Four townhouses sold below the listing price, with the lowest ratio of 96%. None sold for full price, and for the remaining nine that ratio ranged from 102% to 135%.
