Riverdale Houses - 2019 Fourth Quarter Report E01

Including: North Riverdale, South Riverdale, Blake-Jones and Greenwood-Coxwell

Compared to the second quarter of 2019 the number freehold sales increased by 3.0%, new listings were lower by 18.3% (although the number of new townhouse listings was marginally higher, and the largest drop in the new listings - 21 - was for detached houses). The average price increased by 8.9%, with the largest price increase (11.6%) for semi-detached houses, while detached houses price was down by 7.1%, and attached by 1.0%.

Average ratio of selling to asking price went up marginally, from 114% to 115%. Despite the marginal increase in new listings, inventories are still lower than the demand, and there is a tendency among agents and owners to list lower than the market would dictate, thus creating conditions for competing offers.

The average selling price was $1,193,720, with the price range from $450,000 to $2,025,000. The lowest price was paid for a small, two bedroom detached house without parking, on an irregular lot, at Queen and Coxwell; the highest was received for a 4 bedroom three-storey detached house in south Riverdale, with private drive (a rare feature for the location) and parking space for three cars.

Six listings required only one day of marketing, and 93 (or 68.4%) listings sold within the first week of market exposure. 24 houses sold with preemptive offers (as compared to 14 in the third quarter).

Details of house sales, average prices and inventory numbers are shown in the tables below.

Out of 136 houses sold in the fourth quarter of the year 33 (or 24.3%) sold under asking, 5 (3.7%) received full price, and 98 (72.1%) sold over asking, ranging from 101% to 158%. In comparison, in the third quarter, 26 out of 124 houses (or 21.0%) sold under asking; eight (6.4%) sold at full price; and 90 (72.6%) above list price.

The highest percentage of list price, 158%, was paid for a renovated Leslieville semi, listed low at $799,000, it was sold $462,113 above asking price. The largest amount of money paid over asking was $501,000, received for a newly renovated semi sold with a bully offer in early November. Only one house sold over 2 million, and 41 (or 30.1%) sold below one million.

The lowest percentage, 75%, was paid for a 1.5-storey detached house, on an irregular lot without parking, at Queen and Coxwell. It was listed onNovember 20th asking $599,000 and sold in 14 days for $450,000.

The longest time - 126 days - was needed for a semi-detached house without parking on a busy street. It was listed for $799,000 towards the end of July, the price was lowered by $50,000 in November, and eventually sold for $650,000 on November 28th.

37 detached houses sold at an average price of $1,272,958, ranging from $450,000 for a small, two bedroom detached house without parking, on an irregular lot, at Queen and Coxwell, to $2,025,000 for a 4 bedroom three-storey detached house in south Riverdale with a private drive.

14 detached house sold below asking, with the lowest ratio of 75%. Two sold for full listing price, and for the remaining 21 listings the ratio of sold to list price ranged from 101% to 147%.

80 semi-detached houses sold at an average price of $1,184,793, ranging from $685,000 for a three bedroom semi-detached house with lane parking at Greenwood and Dundas, in need of renovation; to $1,947,500 for a 2.5-storey semi with a two car parking off a back lane, beautifully renovated, and located in prime Riverdale.

15 semi-detached homes sold under asking, with the lowest ratio of sold to list price of 93%. Three were sold for a full asking price, and the remaining 62 sold between 101% and 158% of the listing price.

19 townhouses sold at an average price of $1,077,000, ranging from $775,000 for a 3 bedroom house without parking at Dundas and Jones; to $1,500,000 for a 2-storey beautiful Victorian row house with lane parking for two cars at Queen and Logan.

Four townhouses sold below the listing price, with the lowest ratio of 85%. None sold for full price, and for the remaining 15 that ratio ranged from 101% to 141%.
