Midtown Houses - 2019 1st Quarter Report

45 detached, semi-detached and attached houses were sold in Midtown Toronto (the Annex, Casa Loma, Wychwood and Yonge - St. Clair) in the first quarter of 2019, at an average of $2,057,145.

As compared to the first quarter of 2018, sale numbers were lower by 13.5%, while the average price was lower by 3.3% (from $2,126,465 to $2,057,145).

Toronto is experiencing a significant shortage of real estate listings, and competition between prospective buyers causes many bidding wars. In this area, however, only 20 out of 45 listings sold above the asking price, four received full list price, and remaining twenty sold below asking. Just over half of the listings (23) sold within one week, remaining 22 took from 8 days to as much as 102 days.

Only three listings sold with bully offers, but many of the listings did not post offer dates. One house were sold on the same day it was listed. One sold in two days. It took 102 days to sell a three storey townhouse in Yorkville, built in 2010. It was listed with an asking price of $6,800,000 and eventually sold for $5,700,000. That was the lowest percentage of the list price (84%) in the first quarter in C02.

Average price of detached homes increased, on a year-over-year basis, by only 0.8%, to $2,473,695, price of semi-detached houses dropped by nearly 10% to $1,761,973, and the average price of attached houses rose by 13.5%, to $2,266,154.

The lowest price, $832,000, was paid for a 2-storey semi in need of updating on a small street near Christie and Bloor. That house was sold in 7 days with multiple offers and received 111% of the listing price. The highest, $6,100,000, was paid for an 11 years old three storey semi-detached Annex house with over 5000 sq.ft. of luxurious living space, multiple fireplace, elevator, a library and parking for three cars. That listing took only 5 days to sell, but received only 92% of the asking price.
