Midtown Houses - 2017 2nd Quarter Report

Including: Annex, Casa Loma, Wychwood and Yonge-St. Clair

129 detached, semi-detached and attached houses were sold in Midtown Toronto (the Annex, Casa Loma, Wychwood and Yonge - St. Clair) in the second quarter of 2017, at an average of $2,202,044.

As compared to the second quarter of 2016, sale numbers were higher by 3.2%, while the average price rose by 19.1%.

Toronto still experienced a significant shortage of real estate listings, and competition between prospective buyers. 65.6% of sales received more than the listing price, and 64% of these sales happened in May and June. 9.4% sold for the full asking price, and 25.0% sold below.

Two houses sold on the day the listing was signed, and another two sold in one day. 66.4% of listings sold within a week, and 81.2% of them received more than the list price. The longest time, 106 days, was needed to sell a 2-storey house with two apartments in Casa Loma, zoned commercial. It was listed with an asking price of $2,499,000 and eventually sold for $2,050,000 (82% of list price, the lowestpercentage for the period). The next longest time was 61 days, for an elegant 2-storey detached house, also in Casa Loma, listed with an asking price of $3,290,000 and sold for $2,985,000 (91%). Only 13 listings were sold with bully offers.

The highest percentage of the listing price, 159%, was received for two listings: a 2-storey semi-detached house with a basement apartment in the Annex, listed just under a million, and sold for $1,585,000; and a quaint 2-storey semi with a garage converted into an artist studio in Wychwood, listed for $1,049,000 and sold for $1,665,000, or $616,000 over asking. The largest amount of money paid over asking was a staggering $1,005,000, received for a 3-storey freehold townhouse built in 2000, located on a fairly busy street in the Annex. It was listed for $1,995,000 and sold for three million.

The lowest price, $715,000, was paid for an updated 2-bedroom townhouse near Christie and Dupont. That house was sold in 14 days and received 97% of the listing price. The highest, $7,100,000, was paid for a large, 4,725 sq.ft. 9 year old detached home on a wide and deep lot in Casa Loma. That listing required 41 days to sell and received 95% of the asking price.
