Midtown Houses - 2019 2nd Quarter Report

111 detached, semi-detached and attached houses were sold in Midtown Toronto (the Annex, Casa Loma, Wychwood and Yonge - St. Clair) in the second quarter of 2019, at an average of $2,020,563, just slightly lower than $2,057,145 average from the first quarter.

As compared to the second quarter of 2018, sale numbers were higher by 23.3%, while the average price was lower by 3.3% (from $2,066,925).

Toronto is still experiencing a shortage of real estate listings, and many houses sell with competing offers. In this area, similarly to the first quarter, just under half (51 out of 111) of listings sold above the asking price, fourteen received full list price, and remaining 46 sold below asking. As in the first quarter, slightly more than half of the listings (59) sold within one week, remaining 52 took from 8 days to as much as 102 days.

Only eleven listings sold with bully offers, but many of the listings did not specify offer dates. Two houses were sold on the same day they were listed. Eight sold in one day, another eight sold in two days. It took 102 days to sell a three storey detached house at Bathurst and St. Clair. It was a renovated executive home built in 1994, sitting on an extra deep lot, listed with an asking price of $3,949,000, which eventually sold for $3,748,000. The lowest percentage of the list price (88%) was received for three listings: a traditional Casa Loma detached house needeng updates and listed for $3,399,000; a 2.5-storey side centre hall residence, also in Casa Loma, listed with an asking price of $2,999,000 and sold for $2,650,000; and a three storey detached house in the Annex, updated but with many vintage features, listed for $3,395,000 and sold for $3,000,000. The Annex house sold in just 4 days.

The highest percentage, 135%, was paid for a three storesy house near Avenue Road and Cottingham. It was an estate sale, being sold "as is", was listed for $1,995,000 and sold in one week, on the day set up for offers review, for $2,700,000. That was also the largest amount of money paid over asking, $705,000.

Average price of detached homes dropped, on a year-over-year basis, by 7.9%, to $2,268,724, price of semi-detached houses dropped by 26% to $1,824,071, and the average price of attached houses dropped by 8.1%, to $1,825,400.

The lowest price, $830,000, was paid for a 2-storey row house in need of renovation on a small street near Christie and Dupont. That house took three weeks to sell, and received 92% of the listing price. The highest, $5,300,000, was paid for an 6 years old two storey detached Wychwood Park residence with over 5000 sq.ft. of luxurious living space, sitting on an extra wide lot. That listing took 36 days to sell, and received only 90% of the asking price.
