Midtown Houses - 2019 Third Quarter Report

Including: Annex, Casa Loma, Wychwood and Yonge-St. Clair

72 detached, semi-detached and attached houses were reported sold in Midtown Toronto (the Annex, Casa Loma, Wychwood and Yonge - St. Clair) in the third quarter of 2019, at an average of $1,959,259. The average prices earlier in the year were $2,057,145 in the first quarter, and $2,020,563 in the second quarter.

As compared to the third quarter of 2018, sale numbers were higher by 24.1%, while the average price was lower by 7.5% (from $2,119,236).

With real estate listings in short supply now for a long time, many houses sell with competing offers. In this area, 63% (46 out of 73) of listings sold above the asking price, six received full list price, and remaining 21 sold below asking. 60% of the listings (44) were sold within one week, remaining 29 took from 8 days to as much as 115 days.

Only eleven listings, as in the previous quarter, sold with bully offers. Many of the listings did not specify offer dates. Five houses were sold on the same day they were listed. One was sold in one day, four sold in two days. It took 80 days to sell a two storey townhouse at Spadina and St. Clair. It was an older home built in 1977, sitting on an extra deep lot, listed with an asking price of $2,149,000, which eventually sold for $2,025,000. The lowest percentage of the list price (82%) was received for a wide 2-storey detached house with a painting studio in a deep garden, listed for $2,800,000 and sold for $2,300,000 after three weeks on the market.

The highest percentage, 146%, was paid for a semi-detached 2.5-storey Victorian house near Bathurst and Bloor. It was a tastefully updated and nicely staged residence, listed for $999,000 and sold in 8 days, on the day set up for offers review, for $1,455,000. The largest amount of money paid over asking, $601,000, was received for a renovated 3-storey house at Spadina and Dupont, listed for $2,499,000 and sold with a bully offer on the day the listing was published for $3,100,000.

Average price of detached homes increased, on a year-over-year basis, by 1.7%, to $2,554,238, price of semi-detached houses dropped by 8.6% to $1,593,721, and the average price of attached houses dropped by 43.6%, to $1,281,625.

The lowest price, $610,000, was paid for a 2-storey detached house being sold "as is, where is" on a small street near St. Clair and Bathurst. That house took 12 days to sell, and received 87% of the listing price. The highest, $6,200,000, was paid for a magnificent Annex residence with a coach house, sitting on an extra wide lot. That listing took only two days to sell, and received 107% of the asking price.
