Midtown Houses - 2019 Fourth Quarter Report

Including: Annex, Casa Loma, Wychwood and Yonge-St. Clair

72 detached, semi-detached and attached houses were reported sold in Midtown Toronto (the Annex, Casa Loma, Wychwood and Yonge - St. Clair) in the fourth quarter of 2019, at an average of $2,176,325. The average prices earlier in the year were $2,057,145 in the first quarter, $2,020,563 in the second quarter, and $1,959,259 in the third quarter.

As compared to the fourth quarter of 2018, sale numbers were identical, while the average price was higher by 11.1%. More sales of detached houses were reported, and fewer sales of semi-detached and attached. Detached house prices were, on average, lower, while semi-detached and townhouse prices were higher than in the last quarter of 2018.

With real estate listings in short supply now for a long time, many houses sell with competing offers. In this area, 37.5% (27 out of 72) of listings sold above the asking price, five received full list price, and remaining 40 sold below asking. 33.3% of the listings (24) were sold within one week, remaining 48 took from 8 days to as much as 150 days.

Only three listings (compared to 11 in the previous quarter) sold with bully offers. Many of the listings did not specify offer dates. One house was sold on the same day it was listed. Three were sold in one day, two sold in two days. It took 150 days to sell a three storey townhouse at Bay and Hazelton. It was built in 1890, renovated at some point but stripped of the period features, sitting on a narrow lot, listed with an asking price of $1,895,000, and eventually sold for $1,725,000. The lowest percentage of the list price (72%) was received for a renovated detached house in Seaton Village, listed for $1,595,000 and sold for $1,150,000 after 25 days on the market.

The highest percentage, 141%, was paid for another Seaton Village house, a semi-detached 2-storey residence near Bathurst and Bloor. It was updated and had a two car garage (a great feature in that location, listed for $999,000 and sold in 10 days, on the day set up for offers review, for $1,410,000. The largest amount of money paid over asking, $417,000, was received for a detached older home at Davenport and Christie, listed for $1,148,000 and sold in 8 days for $1,565,000.

Average price of detached homes fell, on a year-over-year basis, by 19.8%, to $2,430,150, price of semi-detached houses increased by 8.3% to $1,972,031, and the average price of attached houses went up by 10.5%, to $1,526,250.

The lowest price, $830,000, was paid for a 1.5-storey detached house without parking on a fairly busy street between Dupont and Davenport. That house took 8 days to sell, and received 104% of the listing price. The highest, $7,700,000, was paid for a stunningly renovated Annex residence with 5,300 sq.ft. of living space, an elevator, chef's kitchen and wine cellar, sitting on a deep lot with a salt water swimming pool. That listing took only three days to sell, and received 99% of the asking price.
