2003 was a very busy year for Roncesvalles Village neighbourhood. Many homes changed owners, prices went up considerably, new lofts are being built and offered for sale. Roncesvalles Village has become a desired location for home buyers who notice how well serviced and how attractive this area has become.

As soon as the houses were listed for sale, they were snapped up by anxious buyers. On one occasion a listing was sold for 160% of the asking price. Part of this phenomenon was due to the fact that this area was undervalued for a long time now. But its charm is no longer a well-kept secret, and results in bidding wars.

In 2003, 10 attached homes were sold, with an average price of $337,210, at 103.3% of the asking price on average. That percentage ranged between 99% and 11%. These homes sold extremely quickly, with the longest time on the market not reaching two weeks.

81 semi-detached homes changed hands in 2003. These properties sold at prices ranging from $265,000 to $540,000, on average at 102.77% of the asking price. This ranged from 92% to as high as 160%. One of the homes took a record time to sell - 107 days. At the end, however, it still sold for a full price.

90 detached homes were sold last year. These homes sold at prices ranging from $115,500 to $1,080,000, on average at 101.72% of the asking price. This ranged from 88% to as high as 147%. The lowest price was obtained for a 1-bedroom bungalow, the highest for a large three-storey dwelling.

Summing up, it has been an extremely busy year. Searching for a house was a frustrating experience, and it often took several lost attempts before one finally acquired a home.
