Detached Houses

High Park and Swansea are divided by the park, and differ greatly both in landscape and in housing types. While the majority of High Park homes are large, semi-detached and detached, with a few row houses situated in the south part of the area, Swansea homes are smaller, and a good number have been renovated with additions or even re-built.

First quarter of 2015 had more than double the sales of the same period a year ago. We saw more new listings of detached houses, more listings sold, and an increase in average price of detached houses by 15%. With only two semi-detached homes sold the small decrease in average price has likely happened by chance.

The busiest streets in High Park - Swansea were Durie Street and Parkside Drive, with three sales each.

Roncesvalles Village is as popular as ever, and home owners tend to stay in the area. The neighbourhood has a good mix of houses in various sizes and types. First quarter of 2015 saw a shortage of listings, and fewer sales on a year-over-year basis of detached and semi-detached homes. The only category where we had an increase in the number of sales was freehold townhouses.

Westminster Ave., Saunders Ave., Garden Ave. and Brock Ave. each had two sales in the first quarter.

Average prices of all houses increased over last year. The largest difference occurred in the average prices of detached houses - they increased by 25.2%

On average all freehold home categories in the above communities were selling above listing price. With listings priced competitively, bidding wars and bully offers are a fact of life.
