South Riverdale Real Estate Sales 1st half of 2015

In South Riverdale, which includes the wildly popular Leslieville, 162 freehold houses, 68 lofts, 5 condo apartments and 34 condo townhouses were sold in the first half of 2015.

Average price of freehold houses was $779,570, selling on average for 111% of the listing price in nine days.

Two houses took just over a month to sell, three between one and two months, another two lingered on the market for 80 and 94 days.

In February a small semi-detached house requiring a complete renovation was listed with an asking price of $399,000. The house had no heat or water, and was full of debris. It sold in frantic bidding for $608,000 - a 152% of the listing price.

The busiest streets with the largest number of sold listings were: Logan (10), Leslie (8), Bertmount (7), Alton, Berkshire, De Grassi and Myrtle (6 each), and Hamilton and Ivy with 5 sales each.

Average price for condo apartments was $481,712, selling, on average, at full listing price in 23 days. 68 of these condos were lofts, both hard and soft. The lofts sold at an average price of $502,184, also averaging a full listing price. Lofts took a bit less time to sell - 20 days on average.

A hard loft undergoing renovation in the iZone building took 130 days to sell, but eventually sold as 103% of listing price. 23 of the lofts and 3 condos did not have a parking space.

  • The Ninety at 90 Broadview - 15 lofts sold
  • Printing Factory at 201 Carlaw - 11 lofts sold
  • Garment Factory at 233 Carlaw - 6 lofts sold
  • iZone Lofts at 326 Carlaw, 1159 and 1173 Dundas - 6 lofts sold
  • Flatiron Lofts at 1201 Dundas - 6 lofts sold
  • Broaview Lofts at 68 Broadview - 5 lofts sold
  • Edge Lofts at 625 Queen East - 5 lofts sold
  • Work Lofts at 319 Carlaw - 5 lofts sold
  • Sync Lofts at 630 Queen East - 4 lofts sold
  • Wrigley Lofts at 245 Carlaw - 2 lofts sold
  • My Abode Lofts at 53 Colgate - 1 loft sold

Condo townhouses were selling at an average price of $454,327, at 102% of the listing price in 22 days. The highest price - $700,000 - was paid for a townhouse in an older complex at 1000 Dundas East. It is a very well maintained complex of red brick townhouses with yellow brick trim above windows, and, although situated on a fairly busy street, has many townhouses facing a well landscaped interior of the complex.
