Midtown Houses - 2015 1st Quarter Report

Including: Annex, Casa Loma, Wychwood and Yonge-St. Clair

Midtown Toronto neighbourhoods had 33.8% more sales in the first quarter of 2015 (as compared with the same period last year). Average price of freehold properties increased slightly, by 1.7%, from $1,402,699 to $1,426,717. The small increase was caused by a decrease in average price of semi-detached houses. Average sale to list price ratio was 103% (in 2014 it was 105%). Houses took, on average, one week longer to sell.

The busiest street with most listings sold was Farnham (four sales in 3 months), followed by Albany, Austin Terrace, Macpherson and Walmer (each with three sales).

Interestingly, average price for semi-detached homes dropped by 19%, but over 50% more semi-detached houses were sold. 30% fewer attached houses were sold, but their average price increased by 18%. Sales of detached houses went up by 33.3%, their average price increasing by almost 14%.

As you can see in the tables above, some of the neighbourhoods had average sale to list price ratios below 100%.
