Midtown Houses - 2015 2nd Quarter Report

Including: Annex, Casa Loma, Wychwood and Yonge-St. Clair

Eight more houses were sold in the second quarter of 2015 as compared to the same period last year, but that was due to more sales of townhouses. Sales of detached homes were identical, and four fewer semi-detached houses were sold.

Average prices of detached homes went up by 16.7% and price of semi-detached and attached houses increased by 9.3% and 9.8%.

Freehold houses in C02 were selling, on average, at 105% of the listing price, and the average time required to sell a listing was 13 days. Two houses were sold on the day the listing was taken, both getting 107% of the list price. The highest percentage was 150% for a semi-detached 2-family house in Seaton Village, listed at $899,000, which sold in multiple bidding for $1,350,000. The lowest percentage - 88% - was paid for a 3-bedroom semi-detached house in Summerhill neighbourhood, which was listed for $1,995,000 and took 111 days to eventually sell for $1,750,000.

The busiest streets were Balmoral with 7 listings sold, Macpherson and Manning (5 each), Farnham and Gormley (4 each).

Ten listings in the Annex were sold with bully offers. In Casa Loma only one listing received a bully offer. Three listings in Wychwood received bully offers, and eight in Yonge-St. Clair neighbourhood.
