The Beach Houses - 2017 1st Quarter Report

Including: The Beaches, East End-Danforth and Woodbine Corridor

Only three listings were sold in the area in the first two weeks of January. One was a small detached house in The Beaches, being sold 'as is' and listed just under $900,000. It was sold in two days with a bully offer for $161,000 more than the asking price. Another detached house in East End-Danforth, also listed just under $900,000 sold with a bully offer in one day, for $63,000 more than the list price. Another bully offer secured a pretty semi-detached in the Woodbine corridor, with the buyer paying $126,000 over list. That was a harbinger of the things to come.

The average ratio of sold to list price for the freehold properties was 119%. The lowest percentage of the listing price, 92%, was paid for a newly rebuilt semi-detached 100 years old house on a busy street. The highest, 160%, was paid for a nicely updated and well staged 2-storey wide semi-detached with a garage off back lane, in East End-Danforth. It was listed with an asking price of $799,000, and sold for $1,275,000 on the day set for reviewing offers.

The lowest price, $680,000, was paid for a 1 bedroom semi-detached single storey house with fron yard parking in Upper Beaches. The highest, $3,050,000, was received for a large detached residence custom built in 2014, sitting on a pie-shaped lot on a cul-de-sac in prime Beach. The most money over the asking price, $387,200, was paid for a 2-storey traditional but beautifully maintained detached home with single car garage, located short distance north of Queen in the east part of the Beaches.

The Beaches

Average selling price for detached, semi-detached and attached houses in The Beach was $1,418,439. Average ratio of sold to list price was 112%. Average time required to sell a house was 13 days. Three houses were sold in one day, 29 between in up to seven days. The longest time required to market a listing was 135 days, for a detached 2.5-storey renovated house with a basement apartment in prime Beach. It was listed with an asking price of $1,399,000 and eventually sold for $1,330,000 (95% of list price).

The highest ratio of selling to listing price was 154%, the lowest 93%. One house sold over three million, five over two million. Only ten sold below one million. Nine listings were sold with bully offers.

Woodbine Corridor

Average selling price in Woodbine Corridor was $977,922, with an average ratio of selling to listing price of 128%, and the listings sold, on average, in 9 days. Three homes sold on the day they were listed, ywo in one day, and only six took longer than a week. The longest time on the market was 71 days, for a re-built 3 bedroom semi on a busy street.

The highest ratio of sold to list price was 151%, paid for a sweet 2-storey semi at Woodbine and Gerrard. The house was listed with an asking price of $799,900 and sold with an bully offer for $1,205,100 on the day the listing was taken. That was also the highest amount of money paid over asking, $405,100.

Seven houses sold over one million, with the highest price $1,275,000, for a detached newly renovated modern house with clean lines and open concept living area. The lowest price, $760,000, was paid for a wide semi on a fairly busy street, which could have done better if it were de-cluttered and staged. Ten listings sold with bully offers.

East End - Danforth

Average selling price in East End - Danforth was $1,054,850. The average percentage of listing price was 123%, and the average time required to sell a listing was 6 days. Three houses were sold in one day, and only seven required more than one week. The longest time needed to sell a listing was 16 days, for a newly built modern detached house on a deep lot at Gerrard and Main. That house also received the highest price, $1,560,000. The lowest price, $680,000, was paid for a 1 bedroom semi with front yard parking in the Upper Beaches. Nine listings sold with bully offers.

Detached Houses

Semi-detached Houses

Semi-detached Beach houses vary in style and size. While some are small, particularly on several streets close to Woodbine or on Victoria Park in the east, some are just as large as a spacious detached home. The Beaches Toronto 2017 2016 Difference
