South Riverdale Toronto Condos - 2017 1st Quarter Report E01

In the first quarter of 2017 fifteen condominium townhouses and thirty three apartments were sold in South Riverdale.

Condo apartments and lofts

Twenty two of the condo apartments were hard and soft lofts, selling at an average price of $737,770. That price ranged from the low of $347,000 for a small (under 500 sq.ft.) unit in the Ninety (90 Broadview), to $1,029,000 for a large (over 1,200 sq.ft.) live-work space in the Wrigley Lofts (245 Carlaw).

Lofts sold between 98% and 135% of the asking price. The highest percentage was paid for a two bedroom unit in Broadview Lofts. That listing received also the largest amount of money over the list price - $245,600. The lowest percentage was paid for a 483 sq.ft. unit in 90 Broadview.

Eleven regular condos sold at an average price of $500,842, all in The Carlaw, at the corner of Carlaw and Dundas. The sale prices started at $375,000 for a one bedroom without parking (under 600 sq.ft.), and the highest was $630,000 for a 2-bedroom plus den, but under 800 sq.ft. The average ratio of selling to listing price was 113%, ranging from 100% to 125%.

Out of the 33 condo sales only one sold below asking, two received full listing price, and remaining thirty sold above asking. Nine units received bully offers.

Condominium townhouses

Fifteen condo townhouses sold at an average of $750,518. Selling prices ranged from $310,000 for a tiny (372 sq.ft.) unit in Riverside Towns on Broadview to $1,420,000 for a 3-storey over 2000 sq.ft. townhouse in the St. Leslieville Church Lofts complex on Jones Avenue.

Two townhouses were sold below asking, five received full listing price, and eight sold above asking. The highest percentage of listing price, 164%, was received for a 3-storey townhouse on Queen, built in 1978, with over 1,200 sq.ft. of living space and a parking spot. Lowest, 97%, was received for a tiny unit in Riverside Towns complex.

Two townhouses were sold with bully offers.
