Toronto Riverdale Houses - 2017 2nd Quarter Report E01

Including: North Riverdale, South Riverdale, Blake-Jones and Greenwood-Coxwell

Second quarter real estate sales in Riverdale, while fewer (by a third for attached houses, almost a quarter for detached and a fifth for semi-detached) on a year-over-year basis, received more than the listing price in almost 75% of instances. We had more new listings, and more active listings at the end of the period, but price gains were still strong, particularly for detached and semi-detached homes.

Out of all houses sold in the second quarter of 2017, 19.1% sold under asking (with majority of these selling for 95% to 99%), 6.7% received full price, and 74.2% sold over asking. In comparison, in the secon quarter of 2016 15.1% of listings sold under asking, 7.4% at full price and 77.5% above list price.

Highest percentage of listing price (170%) was received for a 2-storey semi-detached house with no parking on a nice street close to subway and park. It was (definitively intentionally low) listed asking $699,000, and sold for $1,185,000, or $486,000 over. The highest amount of money paid over asking for a freehold residential house in E01 in the second quarter was $532,000, received for a renovated and modernized 3-storey Victorian townhouse at Queen and Carlaw, listed just under a million, and sold for $1,531,000.

Lowest percentage, 88%, was received for a 2-storey semi-detached 2 bedroom home without parking near Coxwell and Dundas.

Four houses sold on the they the listing contract was signed; all of them above asking, two with bully offers. 11 houses sold in one day. One-third of all listings sold in up to five days.

The longest time on the market - 38 days - was needed for a 4-bedroom townhouse on a busy street, listed for $988,800, which was, nevertheless, sold for $1,030,000, or 103% of asking.

Thirty three listings sold with a bully offer. A registration of a bully offer often triggers more offers coming to the table.

48 detached houses sold at an average price of $1,298,439, ranging from $570,000 for a small two bedroom house on a small lot with only crawl space instead of basement and with no parking at Queen and Coxwell, to $2,650,000 for a three storey renovated residence with a two car garage off a back lane in North Riverdale.

Nine detached houses sold below asking, with 93% of the listing price the lowest. Six houses sold for full price, and the remaining from 101% to 153%.

99 semi-detached houses sold at an average price of $1,080,968, ranging from $530,000 for a 2-bedroom 2-storey semi without parking or basement, and needing renovation, to $1,965,000 for a nicely renovated 2.5-storey 4-bedroom house with a single carport off a back lane in North Riverdale.

Eighteen semi-detached homes sold under asking, with the lowest ratio of sold to list price of 88%. Five were sold for a full asking price, and the rest sold between 101% and 170% of the listing price.

28 townhouses sold at an average price of $939,382, ranging from $500,000 for a 3-bedroom starter house being sold in 'as is' condition, but with lane parking for two cars, to $1,626,000 for a beautiful and large 3-storey freehold townhouse built in 2013, with lane parking and detached single garage in South Riverdale.

Seven townhouses sold below the listing price, with the lowest 91%. One sold for full price, and the remaining sold between 101% and 153%.

Detached Houses
