Real Estate Sales in Toronto E01 and E02 in September

Toronto E01 - North and South Riverdale, Blake-Jones and Greenwood-Coxwell

Riverdale has many beautiful Victorian houses: attached, semi-detached, and large, detached mansions 52 homes were sold in E01 in September, a 67.7% increase from August. The average selling price was $1,047,666, a 1.8% increase from $1,029,210 recorded in August, and 8.3% increase from the $967,609 average from September 2016. The highest average price increase, 28.5%, was recorded in Blake-Jones community, followed by North Riverdale at 14.4%. South Riverdale average prices increased by 6.4%, and Greenwood-Coxwell prices dropped by 6.9%. 55.8% of the MLS listings sold over 1 million (compared to 36.5% in 2016), one sold for exactly two millions.

The time required to sell a house ranged from zero to fifty nine days, with an average of 11 days. 29 listings sold within one week of market exposure. Twenty listings were sold below the asking price, and the lowest percentage was 93% (same as in August), paid for a small 2-bedroom semi-detached house without basement or parking, in need of renovation, at Queen and Coxwell.

Four houses received full asking price. The highest percentage, 133%, was paid for a renovated detached house at Gerrard and Greenwood, listed for $899,900 and sold for $1,200,416

Five listings were sold with bully offers.

The Beaches have some impressive Victorian houses with delightful details Toronto E02 - The Beaches, Woodbine Corridor and East End-Danforth

56 freehold houses were sold in September in E02, at an average price of $1,233,668, a 3.4% increase from August average of $1,193,438. But the only community where the aberage price increased was Woodbine Corridor. In the Beaches and East End-Danforth the average price dropped slightly from August levels. The average price was up by 15.3% from $1,069,894 recorded in September 2016. The Beaches experienced the largest price increase on a year-over-year basis, 25.3%. East End-Danforth had a drop in average price by 4.3%, and in Woodbine Corridor the prices increased by 22.5%.

The time required to sell a listing ranged from 0 days to 88 days. Four listings were sold on the day the listing was signed, and two took only one day to sell. 44 houses out of 57 sold within one week.

Six listings sold below the asking price, with the lowest two at 91% and 92%. Five received full price. The highest percentage of the list price was 138%, received for a 2-storey detached house with three bedrooms, modern kitchen, garage, and a basement apartment, in Upper Beaches. It was listed for $799,900 and sold for $1,100,000. Eleven listings received bully offers.
