Real Estate Sales in Toronto E01 and E02 in July

Toronto E01 - North and South Riverdale, Blake-Jones and Greenwood-Coxwell

Riverdale has many beautiful Victorian houses: attached, semi-detached, and large, detached mansions 32 freehold houses were sold in E01 in July, with the average selling price of $1,022,844. That was a 7.4% increase from the $951,886 average from July 2016. The price did not, however, increase in all the communities, and the increases differ significantly. In North Riverdale average price increased by 49.8%, with 60% of houses selling over one million in 2016 and 2017. Average price in South Riverdale dropped by 2.7%, and only 33.3% of houses sold over a million (that proportion was 45.4% in 2016). In Blake-Jones the average price increased by 29.2%, with 66.6% of listings selling over one million, compared to none in 2016. And in Greenwood-Coxwell average price dropped by 6.4%, with 25% of listings selling over 1 million vs. 23.5% in 2016.

Toronto E02 - The Beaches, Woodbine Corridor and East End-Danforth

The Beaches have some impressive Victorian houses with delightful details 38 freehold houses were sold in E02, at an average price of $1,018,895. The average price dropped by 11.8% from $1,155,113 recorded in July 2016. Looking at the three communities, though, we can see that only The Beaches experienced price drop, and it was significant - by 20.7%. The proportion of listings selling over a million was similar: 66.6% in 2017 vs. 68% in 2016. East End-Danforth saw the prices increase by 13.4%, and more houses sold over a million - 27.3% in 2017 vs. 11.1% in 2016. In Woodbine Corridor the prices increased by 25.6%, and 33.3% of sales were over one million (none in 2016).
