After a very busy second quarter of the year, with listings of detached, semi-detached and attached houses selling, on average, well above the asking prices, third quarter MLS sales in the Beach area were slower. Fewer detached and semi-detached homes sold, in comparison to the same period of 2014. Detached houses were selling, on average, below the listing price. Having said that, there was a tremendous increase in the average price of detached homes - that price rose by over 40% from the third quarter of 2014.

East End Danforth experienced the strongest competition between prospective buyers, and the average relation between sold and list price was the highest in this community.

Out of 133 detached, semi-detached and attached houses sold in the area in 3rd quarter, 45, or just over one-third, sold below asking. another 13 received full listing price, and five sol for 101% of asking. Six houses received more than 120% of list price. Only one of these was detached, listed for $999,900 and selling for $1,210,000. Remaining five were all listed under $630,000, with the lowest listing price of $400,000.

The highest - 128% - was paid for a narrow attached house, completely renovated and beautifully staged, which was listed just under $500,000.
