Marisha Robinsky and Ellen Hanbidge In Ontario the Seller pays the total commission for both the Buyer's agent as well as their own Seller's agent. Unless a buyer specifically hires an agent to represent them through a Buyer's agency agreement, both agents by default work for the Seller.

Therefore, the Realtor who presents an offer for a customer without a Buyer's agency agreement in place will be negotiating on behalf of the Seller, guided by the Seller's best interest.

For this reason in order to have the authority to provide our full service, committed to the needs of our clients looking to purchase, we work exclusively when hired under a Buyer's agency agreement. This ensures that we can negotiate the real estate transaction with the best terms for our purchasing clients.

For new clients, we provide a consultation period to introduce ourselves, our services and allow for time to get to know each other to make sure that we are a good fit. During this period while out on appointments we will require your authority to represent you for each specific property that we view.

After this introductory period, you can choose to hire us full time using this attached Buyer's agency agreement .
